Deciding On A Home Contractor

With so many contractors available, how does one go about choosing the one that will be right for them? There are things to take into consideration during this phase of the homebuilding process.

More than likely, several contractors will be knocking on the door of the homeowner in an attempt to coerce them into giving them the job. Two factors to look for in a contractor's bid are their experience and their price. The homeowner must select the ratio of the two attributes of the contractor. Choosing the lowest priced contractor is not always the best route to take, for the experience or quality of work may not be up to the homeowner's standards. Conversely, though, selecting based solely on experience is not a wise decision either, because often times the most experienced will expect the highest pay. A happy medium must be derived from the potential selections.

To get an idea of whom a client may want to pursue for their project, ask around. Inquire about the bidders and see what information about them can be found. Word of mouth is in incredibly powerful influence. If they have a website, be sure to pay it a visit, for often times they will offer information about themselves, price quotes, their experience, and contact information. Make sure to get a feel for the contractor's expectations and policies; often times procedures will vary from person to person, so it is important to get on the same page with them. Ultimately, it is difficult to know how things will pan out with a person that the client has never met. Therefore, the only way to really know the contractor's quality and value is through people who have had firsthand experience with them.

Before making a final decision, sit down and have a conversation--note that the word "interview" was not used--with a contractor. Often times people, regardless of profession, will either intentionally or subconsciously alter their personalities to more accurately fit the expectations of the client. Because of this, it is important to have a casual conversation in an attempt to witness the contractor's natural personality. Things to look for in this conversation include confidence, professionalism, and flexibility. As the head overseer of the home construction project, a contractor must be able and willing to lead a group of men, thus confidence is undoubtedly required. Also, dealing with the homeowner is an area which requires an outgoing personality. Of course, a lackadaisical contractor would surely not be the correct choice, so it is important to note how they act, how they carry themselves, and get a feel for how much they take their job seriously. Professionalism is a trait based on personality, organization, and patience, so be conscious of these things throughout the conversation. Finally, perhaps the most important trait to look for in a contractor is flexibility. Is the contractor willing to change their plan of attack or take a step backwards to enhance the end result's quality? Although the contractor is in control of the project, it is imperative that the homeowner keep abreast of the progress of the construction. Feel free to interject, ask questions, supply opinions. After all, the contractor is employed by the homeowner, so they have a voice in the projects proceedings.

The contractor selection process is an important step in the construction of a home, for the selected one will be the chief administrator of the project. Most importantly, be patient; take the time to get to know a contractor before choosing, and ask around, do some research. Once selected, the contractor is in it for the long haul, so choose wisely.
